Tawarri Two Residence

Tawarri Two Residence

  • House 2 in a dual dwelling & reconfigured lot development in Koala Park where the site was subdivided for two new detached dwellings.

  • On a 332sqm site the dwelling was designed to allow a front North aspect pool & courtyard with direct views to Burleigh Heads National Park Ridgeline.
  • The design was reflective of the South East Queensland Sub Tropical climate with lower floor living areas open to external entertaining decks, the pool courtyard and landscape. Large eave overhangs & oversized gutters with a flatter pitch hip roof & eaves boxed down to window heads indicative of Tropical Modernist Architecture

  • Planning to the Ground Floor was programmed with all public zones of living, dining, kitchen & a flexible guest bed that could transition to a kid’s rumpus adjacent to the pool if needed. These public zones all wrap the central landscaped courtyard & external entertaining areas. The first floor was programmed with private zones of 3 additional bedrooms & a retreat, kids spill out zone.

  • A defining element was the arched vertical batten aluminium screen acting as a skirt to the deck areas & extending as a balustrade over that act as a colonnade to thicken the façade & help with cooling interior living spaces. The transparency of the screen allows filtered light & cross ventilation to enter the internal spaces. The arched openings soften the form of the building & allow a visual to the landscaped courtyard from within.

Handel Avenue Additions

  • Alterations and additions to an original colonial Queenslander on a steep site. The additions were to provide a better planning outcome for the site to capitalise on views East to the Gold Coast skyline.

  • External living areas were incorporated with an elevated pool adjacent to these living zones.
  • The long axis additions were on the East West axis to provide maximum exposure to Northern light aspects. The Master Bed to the end of the Axis provides views beyond.

  • The form was designed as extruded horizontal elements with steeper pitched roof forms within to allow high windows for Northern light to penetrate the living spaces.

  • The internal was re-finished with new materials, including the kitchen layout to respond to the new external areas and views .
  • Built by Nick at Makin Constructions.

Simpsons Road Additions

  • Simpsons Road Additions were to an existing modernist constructed dwelling as an engineer’s own home

  • With the new client in the Bricklaying business, this material was requested as a dominant feature throughout the refurbishments
  • The additions to the current dwelling were to capitalise on South East Views across the ranges down to Coolangatta

  • Ornate detailing was used both internally and externally in the brick detailing by the client
  • Key access and circulation points were redefined through dominant elements and material changes on the steep site

Blackwood Residence

  • The Blackwood Residence was one of two residences as part of a dual dwelling & reconfigured lot application.
  • The design intent was to extend the limited internal living spaces into the yard beyond to increase the perceived space on the higher density.
  • The upper volume was floated above a semi transparent base to continue the ground plane & external deck areas with the internal spaces.
  • Raw materiality was selected to reflect the coastal location. Face bricks, black batten detailing & concrete look cemintel barestone claddings to parapets & deck ceilings.

Hilda Street Dual Dwelling

  • The existing 405sq.m site in a high density local context was subdivided into 2x 200sq.m lots with 2x detached dwellings

  • The narrow forms dictated three levels to allow living spaces to be stacked vertically. The ground planes were still carved out with mid courtyard spaces for private outdoor entertaining and pool areas
  • The height allowed the dense forms to capitalise on prevailing coastal sea breezes & light

  • The forms were intentionally detailed differently to provide an individuality to each residence for owners. One an interpretation of a lightweight coastal vernacular, exposed structure, light material palettes with a casual fit out selection. The other drawing of more modernist forms, natural stone, timber and low pitched roofs. Both were detailed reflective of the site with large roof overhangs & shading

Timbertop Mead Additions

  • The Timbertop Mead additions was a renovation project to open & connect with it’s Oasis style North facing yard & provide more space for a growing family.

  • The additions included a large deck extension of which the existing kitchen, living & dining spaces were integrated with the outdoor areas by large operable stacking doors.
  • The extension provided the opportunity for a studio unit to the undercroft area with plays of colour in internal finishes.

  • Weatherboard horizontal parapet bands were used in the design to define the upper level form hovering above the yard below.

James Street Apartments

  • The proposal is an infill development comprised of two dwelling units (class 2) that are an addition to two existing residential units situated above two commercial tenancies. The new unit layouts take advantage of their position, looking over the Burleigh streetscape

  • The building’s facade is contemporary, with privacy, views and lightness all major factors of the design. The sweeping, tile clad parapet would be a lively addition to the already eclectic streetscape, providing public interest and intriguing passers-by to use the proposed pedestrian link
  • Street art and a featured walkway pergola invites pedestrians to move through the site to the existing retail beyond

  • The new dwelling units are accessed via a partially open foyer in the middle of the new and existing units. This space provides opportunities for the residents to socially interact with each other and allows a passive design solution for breezes, cross ventilation and light to penetrate all units

  • Currently DA Approved waiting Construction

Bayview Additions

  • The Bayview additions was a renovation project to remodel an existing dwelling and reorientate and re-connect it with it’s canal front site.

  • The canal frontage living spaces and kitchen were repositioned and opened to the landscape yard and water beyond.
  • An ornate external batten element was designed to filter morning Eastern light and also an efficient element to build with an extruded current roof form.

  • Windows were renewed and relocated to increase the efficiency of the current dwelling, capitalising on cross ventilation and stack ventilation cooling.

Mountainview Townhouses

  • Mountainview Townhouses was a townhouse development of increased density on a coastal single dwelling site.

  • Roof forms were popped to the East aspect to allow morning light into the dwellings including the usual wedged mid-townhouse, normally restricted with access to windows from adjacent dwellings.
  • Angled roof forms were mimicked on the carports to provide identity to the development & individuality to owners.

  • North living spaces with double height void forms allow natural light into the development.
  • Materiality was specified to reflect a robust coastal vernacular.

GC Holiday Park Community Centre

  • This project in a popular Gold Coast Tourist park was deigned to work as a multi-function Community Centre containing a commercial kitchen.

  • We floated a roof over the whole site & articulated internal enclosed spaces with a wrapping deck that terraced to the West, acted as an amphitheatre seating with the building opening to the courtyard acting as the stage.

  • All trees onsite remained & penetrated the deck roof. A large green wall was used to screen & define the amenities & separate these private zones.

  • The park uses the space as group booking briefing & conference areas, communal park breakfasts & BBQ’s & as a large function centre.

  • Built by John Martin Builder.

HABITAT HOUSE | Episode 02 — Designing with the Site

Every great home begins with a design that responds to its surroundings.

In Episode 02, we step away from the construction site and into the design studio to explore the thinking behind Habitat House.

From the arrangement of the floor plans and the relationship between living spaces, to capturing coastal views, maximising natural light and responding to neighbouring properties, every design decision has a purpose.

Wayne walks through the architectural plans and 3D model, explaining how the site’s unique characteristics have influenced the layout, orientation and overall form of our new home.

It’s an insight into the design process and the decisions that happen long before construction begins. A little longer this one as there is a bit to explain.

Follow along as we bring @habitat__house from the drawing board to reality.

North to the water at Bight Court, Mermaid Waters — a canal-front residence grown from timber, stone and greenery.

Breeze-block screens and battened timber wrap the street edge in privacy, while planted terraces spill from every level, blurring the house into its garden. Inside, a double-height living room opens north over the water — timber ceilings drawing the eye from marble hearth to skyline. Biophilic design doing what it does best: light, air, and green in every room.
