The design intent was to extend the limited internal living spaces into the yard beyond to increase the perceived space on the higher density.

The upper volume was floated above a semi transparent base to continue the ground plane & external deck areas with the internal spaces.

Raw materiality was selected to reflect the coastal location. Face bricks, black batten detailing & concrete look cemintel barestone claddings to parapets & deck ceilings.
